The Average House Price in Munster Has Been Revealed

The average price of a house in Munster has been revealed.

According to the latest MyHome.ie Property Report, in association with Davy, Cork is the most expensive place in the province to buy a home.

Where do the five other counties in Munster rank when it comes to buy a home though and what can get for the median asking price?

Here MyHome.ie has given a breakdown of where the prices are at in each area and what sort of house you can get for that price (or as close to it as possible).

1. Cork

The MyHome.ie report shows that the median asking price for a 3 bed semi-detached house in Cork now comes in at €220,000 – an increase of €10,000 in the last three months and €20,000 in the last year. Meanwhile the price of a 4 bed semi-detached home in the county was also up €10,000 in the last quarter to €270,000 and is €15,000 above where it was this time last year.

Prices for both the 3 and 4 bed in Cork are now back at a level they were last at towards the end of 2010.

2. Limerick

The next most expensive place to buy in Munster was Co Limerick where the median price of a 3 bed semi-detached house rose by €4,500 in the last quarter to €159,500. This represents an increase of €19,500 in the last year.

There was an event greater increase in the price of a 4 bed semi-detached house in the county with prices rising by €7,500 in the last quarter to €197,500. This represents an increase of €22,500 in the last year with prices now at their highest level for this house type in the county since the end of 2011.

3. Waterford

Waterford house prices remained fairly stable in the last quarter with the median asking price for a 3 bed semi-detached house in the county increasing by just €500 to €150,000 and the price of a 4 bed semi remaining unchanged at €185,000.

Year-on-year the 3 beds are up €8,000 to their highest level since the start of 2013 while despite relatively little change in their price over the last year the four beds haven’t been priced higher since Q3 2012.

4. Clare

The median asking price for a 3 bed semi-detached house in Clare grew for the second consecutive quarter in Q2 to €143,750 – up 15% from €125,000 a year ago. The median asking price for a 4 bed semi in the county also jumped by 5% in the last quarter to €166,975. This leaves it at its highest level since Q3 2011.

5. Tipperary

The median asking price for a 3 bed semi-detached house in Tipperary has increased by €5,000 in the first half of 2017 to €135,000. It is now at its highest level since the start of 2013. Meanwhile the median price for a 4 bed semi in the county has also risen €5,000 since the start of the year at €185,000.

6. Kerry

Kerry might be competing for All-Irelands most years but it’s bottom of the pile when it comes to house prices in Munster. The median price of a 3 bed semi-detached house in the county rose €5,000 in the last quarter to €140,000, an increase of €10,000 on this time last year. This has put prices back at the level they were at for this house type four years ago.

Meanwhile, the price of a 4 bed semi in the county is only slightly higher at €148,500 following a €2,000 increase in the last quarter.
